Site Context

The proposal is located in the Moody Centre neighbourhood, close to rapid transit, shops and services, and community amenities including Moody Elementary and Middle Schools and Rocky Point and Inlet Parks. 

Our proposal

Buffalo Group has applied to redevelop their site at 3101-3103 St Johns Street, 123-129 Buller Street, and 3104-3112 St George Street.

The application for a rezoning and an Official Community Plan amendment would allow for a six storey mixed-use building on St Johns Street and a six storey multi-family residential building on St George Street and Buller Street.

The proposal will provide the following to the Moody Centre neighbourhood:

  • approximately 197 residential units (a mix of strata, market rental & non-market rental);

  • a 5,442 sq.ft childcare facility; and

  • 4,057 sq.ft of ground floor commercial space.

 

Project Highlights

Homes for All

A total of 197 new apartment and ground-oriented townhomes are proposed with a range of tenures (non-market rental, market rental, and strata), offering opportunities for for homeownership and affordable rentals, helping to meet the the needs of a diverse and varied population looking to call Port Moody home. 

Family-Focused Housing

The proposal includes a range of unit types from one-bedroom to three-bedroom homes. Approximately 44% of the homes will be family-oriented with 2 or more bedrooms, helping to meet the needs of families looking to live in this amenity rich neighbourhood.  

Childcare & Retail Space

Childcare spaces are in high demand in Port Moody. Approximately 5,400 sq.ft is proposed to be dedicated to a new childcare facility on the ground-floor space of the mixed-use building fronting onto St Johns St. The facility will have access to on-site outdoor space provided at the ground-level and an additional rooftop amenity space. Retail space is proposed along St Johns St, which will help to animate and activate the street. 

Transit-Oriented Development

The site location is ideal for new housing and commercial space as it is a 7-minute walk from the Moody Centre Skytrain Station, and a close walk to schools, shopping, parks and other community amenities. The proposal will also include electric vehicle charging in all the parking stalls and 339 bicycle spaces in order to support sustainable transportation options.  

Responsive Building Design

Careful and thoughtful consideration was given to the design of the site and buildings in relation to our neighbours. The multi-family building fronting onto St George St is designed with three-storey cut outs to complement the three-storey townhouses across the street. The upper levels are set back to reduce the massing and colour variations are introduced to create visual interest. 

Improvements to the outdoor spaces have also been made including reducing the building’s massing to allow additional sunlight to reach the inner courtyards of building on St Johns St. An additional outdoor amenity space has also been incorporated on the sixth floor of this building, which further helps to reduce massing and provide an additional amenity to residents.
